Valuations for Property Buyers

Buying a property will probably be one of the biggest decisions of your life. When looking to buy, no doubt you will have looked at a lots of places and spent time on various websites seeing what other houses have sold for in the area? You’ll probably be thinking that you have a good feel for the market and therefore the right amount you should be paying, right? However, can you be sure that there isn’t something about the property that means – maybe subconsciously – that your excitement about purchasing has clouded your judgement a little and you might be paying too much?

Similarly, you may have plans for developing the property and these could mean that you will over-capitalise it (i.e. spend more money buying and renovating it, than it’s worth once the works is done). Whilst we would not recommend just having a valuation done on a property, (you probably should be instructing us to do either a HomeBuyer Report or Building Survey) we can provide valuation advice. This can include valuing the property as it for being purchased as well as providing an estimate once your proposed works are satisfactorily completed – provided you can provide details of your plans.

All of our Valuers are Registered Valuers with the RICS and have experience with residential and commercial properties. This includes Houses in Multiple Occupation (HMOs) as well as commercial premises where a Self-Invested Personal Pension may require a valuation of the property being bought.

We can only provide valuations for lending purposes where the lender does not have a panel of preferred surveyors.
