Schedule of Condition (Ingoing Tenant)

Most commercial property leases require an outgoing tenant to return the property in the condition it was in at the start of the lease. A Schedule of Condition is a written and photographic record of the property and can prove the condition of the property at the start of the lease. Without this the landlord could require a commercial property tenant to do work that was unnecessary and would put the property in a better condition at the end of the lease than it was at the beginning.

With the cost normally amounting to a few hundred pounds at the start, a Schedule of Condition can save a lot of unnecessary expense and discussion at the end of a lease – particularly when the landlord may have a rental deposit from you that they’re withholding unless you do unnecessary work to the property!

  • "I highly recommend the team at Sussex Surveyors. We used them for our Level 2 survey and were very pleased with their service. The team is friendly, professional and knowledgeable. They provided a comprehensive report, and their communication was timely throughout the process. There were a few areas in the report where we needed further explanation, and Ashley, our surveyor, took the time for a call to answer all my questions."
