Building Surveys

A Building Survey is recommended by surveyors for older properties or where many previous alterations and additions have been carried out. This survey includes a detailed description of the construction of the property, inspection of all main building components including each room, as well as all roofs, floors, walls, windows, services, finishes, grounds and boundaries. An Insurance Reinstatement Cost and a market valuation can be included for an additional fee.

Our Surveyor will highlight the need for repair, specify remedial work and often provide approximate costs. An insurance reinstatement cost is usually provided and a market valuation can be included at an additional charge.

Building Surveys are particularly appropriate for:

  • Listed Buildings – a building that is on the Statutory List of Buildings of Special Architectural or Historic Interest
  • Older Properties – recommended for properties over 50 years old
  • Buildings constructed in an unusual way, regardless of age
  • Buildings that you intend to renovate or change
  • Buildings that have already been renovated or significantly altered

A full Building Survey will include:

  • A building inspection
  • A full survey report
  • A property valuation and insurance reinstatement cost if requested.
A Building Survey can take around a day to complete and the final report can take up to two weeks to prepare. The report will summarise what was found during the survey and make recommendations if further specialist surveys are required. A Building Survey (level 3) is more expensive than a HomeBuyer Report, but getting one could save you a lot of money or stop you from buying a property that has hidden problems.
