valuations We have expertise in advising leaseholders wishing to buy their freehold or extend their lease. Landlords have also found our advice and valuations helpful when considering offers to purchase freeholds or premiums to extend leases. Once a lease runs down to around 80 years, the time is right to extend. If you have owned your flat for two years you may be entitled to a statutory lease extension which will add another 90 years onto your existing lease and extinguish the ground rent.

When this document is prepared properly the contractor knows what is expected of them helping to avoid possible conflicts later. We have surveyors experienced in preparing these as well as overseeing the specified works. Specifications are fundamental for ensuring the smooth management of a project from concept through to completion.

Sussex Surveyors are able to provide this advice at reasonable cost. Also, those wishing to carry out work to their property e.g. conversions and extensions, often require advice before they embark upon a project so they can keep within budget and assess the effect upon the value of the property once extended.
& Condition Sussex Surveyors provide Schedules of Dilapidations to landlords where lists of defects are prepared at the end of the lease for service upon the tenants in accordance with the terms of the lease. A Schedule of Condition is a useful document for prospective tenants taking a new lease which identifies the condition of the property at the beginning of the tenancy to enable the incoming tenant/client to negotiate successfully with a landlord to mitigate future repair liability.
