Block Management: Your Building Doesn’t Reset Every Financial Year

Block Management: Your Building Doesn’t Reset Every Financial Year

A new budget doesn’t give an ageing roof a fresh start. Nor does postponing repairs make a recurring leak any less urgent.

For managing agents, freeholders and residents’ management companies, the challenge is keeping a building in good condition while balancing costs, expectations and the needs of everyone who lives there.

Good block management depends on understanding what the building needs today and what it is likely to need next. At Sussex Surveyors, we provide independent surveying advice to help those responsible for residential blocks make informed decisions about maintenance, repairs and future expenditure.

From reacting to problems to planning ahead

When maintenance is driven by the latest complaint, it can be difficult to see the bigger picture. A leaking roof may need immediate attention, but deteriorating external finishes or ageing rainwater goods could also be storing up problems.

Our Planned Preventative Maintenance (PPM) reports help bring those requirements together. Following an inspection, we prepare a schedule identifying the work needed, approximate costs and when it is expected to become necessary. Commonly covering five or ten years, the programme can be tailored to the property and the client’s requirements.

This gives managers and resident directors a clearer basis for budgeting and planning reserve contributions. It also helps explain upcoming expenditure to leaseholders, reducing the risk of important work arriving as an unexpected demand. A maintenance plan should be reviewed as the building’s condition, priorities and costs change

Finding the cause of recurring defects

A stain on a communal ceiling is a warning sign, but it does not tell you where the water is entering. Similarly, visible cracking or damp needs to be understood before an appropriate repair can be recommended.

Our defect diagnosis and reporting service investigates the cause and extent of building problems and provides advice on suitable remedial work. That independent assessment can help managers evaluate contractor recommendations and avoid committing money to repairs that leave the underlying problem unresolved.

For residents, repeated repairs can be frustrating. A clear explanation of what is wrong and what needs to happen next helps managers respond with evidence and a practical plan.

Making major works easier to manage

When a block needs a replacement roof, external repairs or planned refurbishment, the quality of the instructions matters. If contractors are pricing different assumptions, comparing quotations becomes difficult and uncertainty can continue once work begins.

Sussex Surveyors prepare specifications of works that set out the required scope, materials and standards. This gives contractors a clear basis for tendering and provides a reference throughout the project.

We can also provide oversight of the specified works. Having professional surveying input during a project helps managers monitor progress and address questions about the work being carried out.

Giving resident directors a clearer basis for decisions

Directors of residents’ management companies often take on responsibility for a building alongside their own jobs and other commitments. Deciding whether a repair is urgent, how extensive it should be or which recommendation to follow can feel daunting.

Independent advice helps turn technical findings into manageable decisions. Our role is to explain the building’s condition, identify priorities and provide practical recommendations that managers and directors can discuss with confidence.

Blocks across Sussex range from period conversions to purpose-built developments. Coastal exposure, construction type, age and previous maintenance can all influence how a property performs and what repairs it needs.

With offices in Brighton & Hove, Haywards Heath, Eastbourne and Chichester, we combine local knowledge with building surveying expertise. Whether you need help investigating a persistent defect, planning future maintenance or preparing for major works, our advice is tailored to your property.

Approachable. Independent. Knowledgeable.

Your building’s maintenance needs continue beyond the next budget meeting. Understanding them now gives you a stronger basis for managing what comes next.
